The difficult part of buying against the crowd is that a genuine opportunity rarely feels like one.
Australian home values fell 0.9 per cent in August, the fifth consecutive monthly decline. Melbourne dropped 1.1 per cent for the month and was 6.8 per cent below its March 2022 peak. With 93 per cent of capital-city suburbs recording falls over winter, buyer hesitation is not irrational.
But it is important to distinguish an uncomfortable market from a dangerous investment.
Discomfort is not the same as risk
Falling prices, bleak headlines and cautious lenders create discomfort. Investment risk is more specific: weak local demand, an unsuitable property, excessive debt, poor cash flow or an acquisition made without a defensible plan.
That distinction matters because price momentum can tell investors what has happened without revealing whether an individual property is sound. A rising market can conceal a bad purchase. A falling market can offer stronger negotiating conditions for a carefully selected asset.
Melbourne illustrates the tension. Its median dwelling value was $786,718 at the end of August, after years of underperformance relative to several other capitals. Its gross rental yield reached 4.0 per cent, above Sydney, Brisbane and Adelaide. Meanwhile, elevated listings have shifted negotiating power towards buyers.
None of this proves Melbourne has reached the bottom. It does, however, create the conditions in which a Melbourne property opportunity may emerge before confidence returns.
The three questions that matter more than sentiment
The first is whether demand can outlast the current cycle. Employment, population growth, rental vacancies and nearby infrastructure matter more than a broad claim that a city is “cheap”.
The second is whether the property itself will remain desirable. A discount is not valuable if it compensates for a compromised location, poor layout, excessive strata costs or limited resale appeal.
The third is whether the numbers survive further pressure. The Reserve Bank held the cash rate at 4.35 per cent in August after three increases during 2026, and warned that further tightening could still be required. A prudent purchase should remain serviceable under higher repayments, repairs and periods without a tenant.
Those tests turn contrarian investing from a slogan into a process. They also make timing less about predicting the exact bottom and more about securing an asset at a price that leaves room for uncertainty.
Acting before certainty arrives
Positive Property members Chelsea McKenna and Klara Kertes describe hesitation, rather than a lack of ambition, as their main barrier. After purchasing in Raceview and Caboolture, they chose Melbourne for their third investment while market sentiment remained subdued.
Their experience is not proof that every counter-cyclical purchase will succeed. It is a useful example of how support, research and predetermined criteria can stop emotion from making the decision alone.
Waiting has its own risks. Once price growth resumes, competition often strengthens, sellers regain leverage and the evidence that makes buyers feel safer is reflected in the price.
The lesson is not to buy simply because others are fearful. It is to investigate what their fear may be overlooking. A property opportunity exists only when weaker sentiment produces better terms without weakening the fundamentals that will support the asset over time.
