BREAKING: The Rate Hike Cycle May Already Be Over

The cash rate is on hold as economic pressure builds. George and Melanie discuss the signals of a peak and the cost of waiting.

An interest-rate turning point rarely announces itself with a rate cut. Sometimes it begins with a pause, a weaker jobs number and a subtle change in what markets expect next.

That was the tension at the centre of this episode. On 16 June, the Reserve Bank left the cash rate at 4.35 per cent after three increases earlier in 2026. The decision did not amount to victory over inflation. The RBA said inflation remained too high and explicitly kept another increase on the table.

Yet the hold still mattered. It suggested the Board was prepared to let its earlier decisions work through households and businesses before tightening again. For investors, the question was no longer simply how high rates might climb. It was whether the RBA rate hike cycle had reached its most restrictive point.

Three signals behind the change in mood

The first was financial pressure. The RBA judged conditions to be somewhat restrictive and noted signs that consumer spending was slowing. Mortgage repayments had risen, while established housing conditions had softened.

The second was employment. April’s unemployment result was higher than the Bank expected, although other labour-market measures remained more resilient. That mixed picture weakens the case for automatically raising rates again, particularly when previous increases are still flowing through the economy.

The third was energy. Oil prices had eased as prospects for resolving the Middle East conflict improved. Lower fuel costs can reduce headline inflation, but the RBA warned that global supply disruption could continue feeding into other prices.

This is why a pause should not be mistaken for a promise. The June meeting minutes showed market pricing still assigned roughly a 50 per cent chance of another quarter-point increase by the end of 2026. Some economists expected another hike; others anticipated rates staying on hold before easing around mid-2027.

The cycle may have been approaching a peak, but uncertainty remained part of the picture.

The cost of waiting for certainty

Melanie Lawrence gave that uncertainty a human scale. She and her husband, Mark, joined Positive Property but waited about a year before purchasing because they lacked confidence.

Their first investment was a Rothwell townhouse bought for $743,900 and settled in April 2025. In the episode, its current market value was estimated at about $943,000. They later bought an apartment in Denman Prospect through their SMSF, securing rent of $530 a week against an original expectation of $510. The couple was already assessing a third investment.

Those results are specific to their properties and should not be treated as a forecast. Their more useful lesson is behavioural: waiting for perfect conditions can carry a financial cost, just as acting without adequate research can.

Australia’s housing market also remained uneven. ABS figures valued the nation’s residential property stock at $12.8 trillion in March 2026, up 11.9 per cent over the year. Western Australia and Queensland recorded particularly strong growth, while Victoria’s mean dwelling price fell slightly during the quarter.

A possible rate peak therefore does not make every property attractive. Borrowing capacity, cash-flow buffers, local supply and purchase price still determine whether an investment can withstand rates remaining high.

Investors do not need to predict the exact month of the first cut. They need a strategy that works if rates stay where they are, while leaving them positioned if the cycle finally turns.
