The Great Australian Dream is DEAD

Homeownership is moving beyond reach for younger Australians. George, Ben and Christina discuss how the property dream is changing.

For generations, the Great Australian Dream followed a familiar sequence: secure a job, save a deposit, buy a detached home and gradually pay it off.

That pathway has not disappeared, but it is becoming far less automatic. Younger Australians now face a longer deposit race, higher housing costs relative to income and fewer opportunities to buy near established employment centres. For many, ownership is no longer the first conventional milestone of adulthood. It is a strategy requiring compromise over location, property type or whether they live in the property at all.

A dream moving beyond reach

The National Housing Supply and Affordability Council found that saving for a deposit took 11.2 years in 2025, up from nine years a decade earlier. The homeownership rate among households aged 25 to 34 fell from 61 per cent in 1981 to 43 per cent in 2021.

Renting is not providing an easy alternative. The same report found that the median rent consumed a record 33.1 per cent of median household income in 2025.

These numbers do not mean Australian homeownership is literally dead. The 2021 Census showed that roughly two-thirds of occupied private dwellings were owned outright or with a mortgage. But they reveal an increasingly important divide between people who already own housing and those attempting to enter.

As prices compound, existing owners build equity that may fund their next purchase or help their children. Those outside the market must save against an asset that can increase faster than their income.

When the dream changes address

Ben Cross’s story offers an unconventional response. Working long FIFO rosters, he spent his limited time at home staying in hotels and short-term accommodation. Buying an owner-occupied house did not make sense when it would sit empty for most of the month.

Instead, he purchased investment properties in Davoren Park and Caboolture. The episode reports that the two properties produced approximately $305,000 in combined equity growth over about 18 months. Those valuations have not been independently verified and should not be treated as a typical outcome.

The more transferable insight is that Ben separated his housing decision from his investment decision. He did not need to live in the market where his budget and the numbers worked.

That approach is often described as rentvesting: renting or living flexibly in one location while owning an investment elsewhere. It can allow buyers to enter a more affordable market without abandoning work, family or lifestyle commitments.

It also creates different risks. Investors must cover purchasing costs, vacancies, repairs and periods of negative cash flow while continuing to pay for their own accommodation. A property chosen only because it is inexpensive may have weak demand or limited growth prospects.

Ownership is becoming a deliberate choice

The Great Australian Dream was once supported by a simpler relationship between wages, land prices and borrowing capacity. Today, buyers increasingly need to decide which part of the dream matters most: living in a particular suburb, owning any home, or building financial security through property.

George and Christina Markoski’s discussion with Ben does not prove that investment property is the answer for everyone. It shows how the path to ownership is diversifying as the traditional route becomes harder.

The dream may not be dead. But it is no longer delivered by following the old timetable. For many Australians, reaching it will require buying differently, looking beyond familiar suburbs and treating property ownership as a considered financial decision rather than an expected stage of life.
