April 2026 produced a useful answer to the question of whether Australian property is about to crash or continue booming.
National home values rose 0.3 per cent. Sydney and Melbourne each fell 0.6 per cent. Perth rose 2.1 per cent, while Brisbane increased 1.2 per cent, according to Cotality’s April Home Value Index.
One country delivered four different market signals in the same month.
That is why the Australian property bubble debate is often framed too simply. Australia does not have one uniform property market. It has thousands of local markets responding differently to credit, affordability, employment and housing supply.
Expensive does not automatically mean unstable
The argument for a bubble begins with a genuine affordability problem. The Australian Bureau of Statistics placed the mean dwelling price at approximately $1.07 million in the December 2025 quarter. The National Housing Supply and Affordability Council found the national dwelling price-to-income ratio had reached 8.4, while a median-income household needed an estimated 11.2 years to save a 20 per cent deposit.
Those figures make the market look stretched. They do not, by themselves, establish that a crash is imminent.
Large national declines usually require more than expensive housing. They are more likely when unemployment, forced selling, mortgage arrears or excessive risky lending rise together.
The Reserve Bank’s March 2026 Financial Stability Review found housing loan arrears had returned to around pre-pandemic levels. Fewer than one per cent of mortgaged households were estimated to be in negative equity, while only a little over one per cent of variable-rate owner-occupier borrowers faced a cash-flow shortfall at the end of 2025.
That does not make homeowners immune to higher rates. It does suggest the financial pressure needed to trigger widespread forced sales was not yet visible.
A shortage can coexist with falling prices
George and Christina Markoski focus much of their debate on supply and demand. The shortage argument is substantial. Australia is targeting 1.2 million homes over five years, but the Housing Council’s April assessment forecast roughly 980,000 completions before allowing for further global disruption.
Yet a national shortage cannot prevent every local correction.
Cotality’s April data showed advertised stock sitting above its five-year average in Sydney and Melbourne. At the same time, constrained credit was pushing demand towards more affordable properties. Sydney’s lower-priced houses rose 2.9 per cent over the first four months of 2026, while its most expensive quarter fell 3.3 per cent.
The market was not simply rising or falling. Demand was rotating between price points and locations.
This is the risk hidden by both sides of the bubble argument. “Endless boom” encourages buyers to assume any property will be rescued by the national shortage. “Imminent crash” can leave them waiting for a nationwide collapse while individual markets continue rising.
Investors need a narrower lens. Examine local listings, vacancy rates, construction pipelines, employment diversity and the gap between rents and financing costs. Then stress-test the purchase against weaker growth, higher rates and a longer vacancy.
Australia may experience corrections without suffering a single national crash. It may also record national growth while particular suburbs decline. The important question is therefore not whether the bubble will burst. It is where prices are being supported by durable demand, and where they are being held up mainly by expectation.
