If you have been following the Australian property market trends, then you probably know 2021 is the best time in modern history to get into the property market. This is because we are now witnessing the biggest property boom in a generation.
But I believe everyone who wants to take advantage of the current property boom should get this question clear before getting started. Because it addresses one of the most basic and critical ingredients of a property investment strategy.
Who what’s the question?
Well, last week someone asked me, “George, what sort of qualifications do you have? And why should we listen to you?”
It’s a good question. And I’m glad someone brought it up.
To be perfectly honest, I have two main qualifications. One is ‘MBA’, and the other one is ‘QBE’. But don’t assume it’s what it is… keep reading and I’ll explain.
What are my qualifications for property investing?
Let’s say you want to learn how to succeed in business. Who do you go to?
I’m pretty sure you would seek out other successful people to learn from, right?
You probably would love to get advice from Bill Gates, Mark Zuckerberg, Steve Jobs, Richard Branson, Elon Musk, and a range of other successful entrepreneurs.
All these people have one thing in common… and it isn’t a degree. In fact, there are over 100 billionaires out there who don’t have a university degree. But they are the best you can find in their market.
Bill Gates dropped out of Harvard to start Microsoft. Steve Jobs dropped out of Stanford to focus solely on the areas he wanted to develop his skills in. These are people who became the best by learning their craft through doing it, not by getting officially recognised qualifications.
Don’t get me wrong – I’m not saying that higher education isn’t worth much. Because for many people, it certainly is.
But let me ask you a question. Who would you rather learn about computer programming from? Bill Gates or a university professor who has never developed a program himself?
What I’m getting at here is that sometimes, the best qualifications aren’t found in school.
Which is why when I say I have an MBA, I mean a Massive Bank Account. I have this type of MBA because I have become successful in property investing.
I have done it myself, and I walk my talk.
Beware of those who don’t walk their talk
Unfortunately, many of the coaches in the property market don’t have the first-hand experience of building a multi-million dollar property portfolio themselves. Today, you will find many coaches who still have a 9-5 job… why would you listen to them?
For me, I have done it myself. And I have helped many other people do the same over and over. I am not in a 3-piece suit telling people to do things I don’t personally do myself to grow my own wealth.
What’s more, I have distilled everything I’ve learned over the years into a proven and repeatable system that helps other people walk the path to success. So they don’t have to spend the years ‘working it out’ (and making mistakes!) that I did.
Instead, they’ve got a straight line to their goals.
So just what is a QBE?
Quite simply, QBE is Qualified Business Experience. And QBE is incredibly important for helping you along the path in property.
You see, the secret to success in ANYTHING is to model the progress of someone who has successfully achieved the result you want.
If someone has learned to be the best by reading a textbook, they don’t have the real-world experience to understand how to navigate the nuances and pitfalls that habitually come along when you’re investing in property.
Imagine learning to ride a bike with a textbook. Sure, you can learn about the technique you’ll need… but to really do it successfully you need first-hand experience.
Which kind of investor are you?
The truth is there are three people in the world.
– People that make things happen
– People that watch things happen
– People that wonder what happened in the first place
If you’re reading this article, I think it’s safe to say that you want to make things happen. I am here to help you make it happen. But you need to come out of your comfort zone and do it.
I understand that getting out of your comfort zone can be hard. It can be challenging. After all, gaining financial freedom is not easy. If it were, everyone would be millionaires.
But just because it isn’t easy doesn’t mean it isn’t possible.
And you know what? Being broke is not easy. Working for a boss from morning to evening it’s not easy either. Knowing that you can’t live the lifestyle you want is not easy.
So, choose your hard. No matter what you do, life’s going to throw challenges at you. But the decisions you make today determine the quality of those challenges.
Personally, I’d much rather be dealing with questions like ‘when can I buy my next investment property’ than ‘when can I retire and try to live on the pension because I’m broke.’
